This ranch includes an artesian well, a standard water well, several small tanks, one 6-acre tank and Willbarger Creek, which is seasonal. The artesian well on the west side of the ranch runs a very healthy stream of water out a pipe free flowing all of the time providing water for livestock, wildlife and for domestic use. The water from the artesian well flows down into a series of small tanks and one large one of about 6 acres in size. It then runs out of this large tank through a pipe and on through the ranch, and into Willbarger Creek on the east side of the ranch. The water well serves the home on the East side of the ranch.

The East side of the ranch has a beautiful older remodeled rock house with 4 bedrooms and a game room that also sleeps 2 to 4 people. The kitchen features a very unique antique bar with a granite tile top. The den has vaulted ceilings and a large rock fireplace. The home also includes an office that could be used as an additional bedroom, a large screened-in porch and sitting area and a working security system. A small rock building sets between the house and a metal barn that has a 60' X 40' insulated area for equipment, a 20' X 60' gravel floor, with hookups for a large mobile home, and a 20' X 60' covered area for equipment. The West side of the ranch includes a nice hired-hands cabin complete with kitchen, bathroom and sleeping area. There is also an old trailer house with 2 bedrooms and one bathroom ideal as a hunting cabin or possible rental. The West side also includes a new set of metal corals with covered working area.

All minerals owned by seller will convey. It is known that the seller owns ¼ interest on most of the ranch, and 100% on a small portion.
