This ranch provides an excellent combination of beauty and hunting. The East Side of the property is beautiful rolling land with hills, ridges, large trees and creek bottoms complete with a wonderful older rock home. The west side of the ranch is the ideal hunting habitat with high-fencing and abundant wildlife. Terrain

    This ranch has two distinctive sides and types of terrain. The West side is high-fenced and is ideal White Tail Deer habitat with native brush, scattered trees and clearings. The East side is beautiful with hills, draws and rocky bluffs, and creek bottom woodlands covered with large live oaks and assorted other native trees and, brush.

Location

    This ranch is 6.5 miles north of Richland Springs, Texas in San Saba County on CR 260.

Wildlife

    Deer, turkey, dove, quail and varmints. Excellent management program in effect.

Hunting

    Excellent hunting - abundant deer, turkey dove and quail. The ranch currently has a Scientific Breeder Pen in operation with deer from some of the best breeding facilities in Texas. The owner has put in food plots and feeders to aid the deer herd. The Breeder deer (Approximately 44) are not included in the purchase price but can be purchased for $225,000.

Fencing

    West 600 acre portion of the ranch is high fenced with the balance of the ranch in low fence.

Water

    This ranch includes an artesian well, a standard water well, several small tanks, one 6-acre tank and Willbarger Creek, which is seasonal. The artesian well on the west side of the ranch runs a very healthy stream of water out a pipe free flowing all of the time providing water for livestock, wildlife and for domestic use. The water from the artesian well flows down into a series of small tanks and one large one of about 6 acres in size. It then runs out of this large tank through a pipe and on through the ranch, and into Willbarger Creek on the east side of the ranch. The water well serves the home on the East side of the ranch.

Improvements

    The East side of the ranch has a beautiful older remodeled rock house with 4 bedrooms and a game room that also sleeps 2 to 4 people. The kitchen features a very unique antique bar with a granite tile top. The den has vaulted ceilings and a large rock fireplace. The home also includes an office that could be used as an additional bedroom, a large screened-in porch and sitting area and a working security system. A small rock building sets between the house and a metal barn that has a 60' X 40' insulated area for equipment, a 20' X 60' gravel floor, with hookups for a large mobile home, and a 20' X 60' covered area for equipment. The West side of the ranch includes a nice hired-hands cabin complete with kitchen, bathroom and sleeping area. There is also an old trailer house with 2 bedrooms and one bathroom ideal as a hunting cabin or possible rental. The West side also includes a new set of metal corals with covered working area.

Remarks

    All minerals owned by seller will convey. It is known that the seller owns ¼ interest on most of the ranch, and 100% on a small portion.
